This is one of those projects I picked up from a project manager who bailed. In this case the job was behind schedule and the client was not amused.
The previous manager took 75 days to turn out a unsubmittable 30% CD submission. In 45 days one ACAD operator got it up to a believable 50%. Another 60 days to get to 100% CD's with two ACAD operators on it. Included were some tricks to get adequate headroom in the stairs, while minimizing changes to the elevation, which was already approved by the client, and which had to be as sympathetic as possible in scale with the quaint old house currently housing alumni services.
Scope: Gut renovation of two story frame house being used for ofices, add a two story extension with meeting and program spaces, kitchen, and outdoor program space. One of the trickiest issues was a high water table, significant yearly basement flooding, and no storm drains withing 200 feet, even the sanitary was 100 feet away, and UPHILL, yep, duplex sewerage pumps.
Architectural Tasks: Production / Job Captain to plan, create, schedule, and produce bid set construction documents from design documentation including detailing, preliminary structural and MEP sizing and schematic set work.
Construction Work: Remedy site and building flooding, basement de-watering, storm sewer extension, poured in place concrete foundations and slab, wood frame construction, hydraulic elevator, aluminum, steel, wood and vinyl clad doors and windows, public assembly, sheetrock, plaster, porch, wood deckiing, tress protection and preservation, gutters, leaders, site drainage, footing drains, perimeter drains, kitchen, shingle roof, metal roof, ice and water shield, low slope roof, life safety systems, forced air heating and cooling, HVAC, plumbing, bathrooms, toilet rooms, offices, copy room, electric power and supply, lighting, concrete and asphalt paving, steps, railings.
